LIVINGSTON, N.J., Sept. 10, 2008 – Cedar Gate at Livingston, a new luxury townhome enclave in the fashionable suburban community of Livingston, has just opened Phase II, attracting a broad range of buyers who are responding to the appeal of a maintenance-free lifestyle and spacious three-bedroom, two-level homes.
Situated on a lush eight-acre site at the crest of a hill on Old Short Hills Road, Cedar Gate at Livingston features 54 townhomes with two-car garages,
accented with decorative garden walls
and brick-paver streetscapes. |
“Many of our buyers are young families who have moved out of Manhattan and selected Cedar Gate for its luxury and conveniences,” said Sam Gershwin, president of Westminster Communities, developer of Cedar Gate at Livingston. “With up to 4,000 square feet of living space, these homes offer an incomparable style of living that is particularly appealing to young families. They can have all the space and amenities of a private home, yet with the ease of condominium living — including snow removal, trash pick-up and landscaping services. In addition, there is the attraction of the Township of Livingston itself, one of the most desirable locations in the state, with a strong school system, low taxes, superb restaurants, shops and a beautiful ambiance – all within easy reach of New York City.”
The townhomes feature nine-foot ceilings, fireplaces in the great rooms and master bedroom suites, dramatic staircases, lavish details such as sculpture niches and high tray ceilings, bedrooms spacious enough to include seating areas and plush furnishings, walk-in closets, formal dining rooms and designer kitchens with maple cabinets, granite countertops and stainless steel GE Profile appliances.
The homes also have the added convenience of two-car garages, decks and patios for gracious outdoor entertaining, laundry rooms with full-size washer/dryers and full basements that can be customized to include an extra bedroom, bathroom, bonus room and temperature-controlled wine cellar. A personal elevator can also be installed for easy access to all floors.
Two fully furnished model homes at Cedar Gate provide potential buyers with a first-hand look at the elegance that awaits them. The 2,383-square-foot Sutton model and the 2,823-square-foot Gramercy, decorated by Ellen Harris Designs, feature spacious, open layouts filled with sunlight and beautiful views.

CEDAR GATE AT LIVINGSTON TO CELEBRATE GRAND OPENING OF TWO
FULLY FURNISHED MODEL HOMES
Three-Bedroom Units Designed to Show the Essence of Suburban Elegance |
 |
LIVINGSTON, N.J., May 2, 2007 – Cedar Gate at Livingston, a new luxury townhome community now being built in the fashionable suburban community of Livingston, N.J., will celebrate the Grand Opening of two fully furnished model homes the weekend of May 18.
Cedar Gate at Livingston will feature 54 three-bedroom, two-level townhomes accented with decorative garden walls and brick-paver streetscapes. It is situated on |
| eight lush acres with frontage on East Cedar Street and Old Short Hills Road, just south of Northfield Avenue. |
The townhomes are the essence of elegance, with bright and airy great rooms highlighted by gas fireplaces, generous master-bedroom suites, convenient laundry rooms with full-size washer/dryers, formal dining rooms and designer kitchens perfect for entertaining. Lavish details include maple cabinets, granite countertops and stainless steel GE Profile appliances. Options include finished basements with an extra bedroom, bathroom, bonus room, and temperature controlled wine cellar. A personal elevator can also be installed for easy access to all floors. The community's amenities include snow removal, trash pick-up and landscaping.
The two model homes - the 2,383-square-foot Sutton and the 2,823-square-foot Gramercy - have been decorated by Ellen Harris Designs, which has offices in West Orange, N.J., and Sagaponack, Long Island.
"In choosing the décor, I tried to envision the kind of buyers who would be living in these homes, whether they be first-time homebuyers, empty nesters or young families," explained Ellen Harris, author of "The Hamptons: Life Behind the Hedges" and "Hamptons Pleasures." Harris has also designed the clubhouse and decorated models at Westminster Communities' The Highlands at Aquebogue and The Highlands at
Reeves, both located on the North Fork of Long Island.
"One of the big draws for Cedar Gate is the community of Livingston itself, which is a very desirable location with a wonderful school system," she said. "So I decided to design The Sutton with a young family in mind. I call the décor American Casual. It is child-friendly but would be appropriate for singles or empty-nesters as well. I did not opt for any of the upgrades, to show homebuyers how beautiful these homes are as is, with hardwood floors, granite countertops and designer kitchens. The house has a double-height dining room and a kitchen that opens to the Great Room, so the cook can interact with family and guests. I placed a game table in the Great Room, which has a cozy fireplace, where homeowners can join in a game of cards or sit with a laptop. I also designed one of the bedrooms to be used as an office, a den or a guest room."
For the second model home, The Gramercy, Harris chose a more elegant look. "The Gramercy is an end unit with three exposures. It has an extra-large Great Room, which I designed in a more modern style, with stark colors, dark wood floors, and pale muslin-shade walls. I used contrasting colors, choosing a white kitchen with chocolate glazing. I also introduced flat-screen TVs and put them on the Great Room and Master Bedroom walls as art."
"Livingston is one of the most desirable locations in the state, with superb restaurants, shops and a beautiful ambiance," noted Sam Gershwin, president of Westminster Communities, developer of the project. "For those looking to relocate to this upscale community, Cedar Gate offers a new alternative - a luxurious, maintenance-free home at an attractive price point."
